Property Description

Pease Brook Forest is southern Maine forest with many potential uses, featuring gently rolling terrain, a scenic year-round brook, and town road frontage, all within one hour of Portland and the White Mountains. The property is in Cornish, one of several villages nestled along the Saco and Ossipee River Valleys, and nearly equidistant between Sebago Lake and the New Hampshire border. The property is accessed from Wadsworth Road, a private gravel road off of Route 25, or from Old Limington Road, an unmaintained town road that parallels the entire length of the parcels southern boundary. An improved internal road runs from Wadsworth Road to near the parcel center from which point a former trucking road continues on to connect with Old Limington Road. Several water bodies grace the forest including Pease Brook and Pugsley Brook, both of which are known to support native trout. Two small ponds near the southern border serve as an important habitat feature, supporting a host of amphibians, birds and mammals. The outlets of both ponds flow together to become a tributary that feeds into Pease Brook. The forest supports a mixed species composition of northern hardwoods, red oak and white pine. The northern portion of the property (94-acres) has been managed for decades as a working forest. The southern portion (312 acres) was purchased by the current owners in 2007. Both tracts have been thinned periodically over the years and are currently in a re-growth period.
